Though it’s sad and inconvenient to put most of your furniture and belongings into storage, staging your home allows you to present it in its ideal form to attract as many buyers as possible. Enhance the Curb Appeal
Upping the curb appeal of your home is one of the easiest yet most important staging tasks. Give the door and shutters a fresh coat of paint, replace old house numbers and the mailbox, and ensure that the porch is clean and framed with plants.
Kitchen Work
The kitchen is the most important part of the house for many buyers, so focus on making it shine. Refresh the paint on the walls and any painted cabinets, pare down your dishes and appliances to show off the storage, and minimize what you keep in the pantry to show off its size – even if it’s tiny. You should also swap out the hardware on the cabinets and replace the faucet with something shiny and new. In general, avoid cheap/temporary fixes like “stainless steel” contact paper on appliances, peel-and-stick faux tile, or anything else that will need to be replaced after the home is sold.
Pare Down
Professional home stagers usually remove about 50% of the furniture, decor, and belongings in a home to make everything feel more open and spacious. Any remaining living room furniture should be arranged in conversation groups, tabletops should be kept clean, and knickknacks should be kept to a minimum and displayed in groups of three. It’s all about showing off the rooms in their absolute ideal form, even if it’s an unrealistically small amount of furniture for real life. You’ll also want to remove any family photos or personal items to help buyers see themselves living in the home.
